Mechanical, electrical and plumbing priced as a package or by trade, including fire protection and low-voltage.

Structural and civil

Concrete, masonry, structural steel, earthwork and sitework, with formwork and rebar broken out rather than buried in an allowance.

Finishes and specialty trades

Drywall, framing, roofing, flooring, painting, glazing and millwork — quantified to the assembly, not estimated by floor area.

  • A written scope and exclusions list — what we included, what we did not, and what the drawings left ambiguous.

Where we work

We work remotely with contractors anywhere in the world — the United States and Europe account for most of our work today — pricing every project with cost data for the market it is actually in rather than a national average. Some markets carry rules that change the number throughout the building, and those we know in depth — South Florida in particular, where every project falls under the High-Velocity Hurricane Zone requirements of Miami-Dade.
